WillowOak Farm is a diverse recreational property with significant appreciation potential. Today, there are duck, deer, turkey, wild hog, & small game hunting opportunities all located within 50 minutes of Memphis, TN.

WillowOak has been highly-improved as part of the Wetlands Reserve Program (WRP) under which it was enrolled in 2004. Under this program over 108+/- acres of moist soil units were developed and 235 +/- acres of farmland were planted into trees. Four separate moist soil units were created with the largest being 77+/- acres. Each moist soil unit has steel culverts with risers for water control structures. Notable tree species that were planted are Willow Oak, Nutall Oak, Pecan and Cypress. These tree plantings along with naturally occurring Black Willows line the borders of many of the moist soil units creating ideal locations for hunters to hide. One of the best attributes of the moist soil units is that they are hidden from any public road and/or waterway allowing for waterfowl to feed and rest without being disturbed.

One of WillowOak’s most valuable attributes is that the WRP Easement is “non-perpetual” and expires in 2034. This allows the landowner ultimate flexibility to make land use changes down the road once the easement expires.

WillowOak also has a beautiful riverbottom area along the St. Francis River with large timber (40-50 acres). Portions of this area flood naturally from the St. Francis River backwater and can offer flooded timber duck hunting. This river bottom area should also excite deer & turkey hunters as these open hardwoods have views of 200+ yards during the winter and early spring.
