The Huckabee Woods represents a prime recreational & timberland investment opportunity in Haywood County. The property is located on the north side of the Hatchie River about 1.3 miles from the Hatchie National Wildlife Refuge (11,556 Acres). The area surrounding the Huckabee Woods also has a pattern of “larger tract” land ownership with only a few families controlling over 7,000 adjoining acres. This “larger tract” ownership is a great attribute that can benefit wildlife management and limit the pressure on the animals.
The majority of the property consist of bottomland hardwood timber species with a high percentage of White Oak, Red Oak, and other desirable species. The property has been historically managed for wildlife and timber production and a recent thinning was performed in a way to maximize the future timber value and wildlife habitat.
There is an established trail system which provides for ATV or Side by Side access to the hunting areas. Deer, turkey, small game, and duck hunting are all options for you at the Huckabee Woods.
For those interested in waterfowl habitat development, there is potential for seasonal impoundments in a couple locations on the property. To the south, the Huckabee Woods are bordered by a farm road which could potentially be improved with minimal work to act as a levee with water control structures creating a “Green Tree Reservoir” (“GTR”). From historical aerial photographs it appears this GTR could impound 65+/- acres of natural bottomland forest.
