The property is located on the north side of the Hatchie River about 1.3 miles from the Hatchie National Wildlife Refuge (11,556 Acres). To the south, the Huckabee Woods are bordered by a farm road which could potentially be improved with minimal work to act as a levee with water control structures creating a “Green Tree Reservoir” (“GTR”). From historical aerial photographs it appears this GTR could impound 65+/- acres of natural bottomland forest.
This GTR could be an exciting project for a waterfowl enthusiast and could add significant appreciation potential to the property by adding another recreational land use. Within a couple miles of the property their are hundreds of acres of natural and man-made wetland areas that are seasonally flooded for waterfowl.
